You Have Options

Ask for a Review

Request a reconsideration of value through your lender, with better sales.

How Lender Appraisals Work

For most loans, the lender orders the appraisal, often through an appraisal management company. The appraiser works for the lender, not the buyer or the seller. Buyers usually pay for it at or before closing and get a copy of the report. Independence rules mean no one can pressure the appraiser toward a certain number, which protects everyone.

Private Appraisals

Not using a loan? Want a second opinion before you make an offer? We also do private appraisals ordered directly by buyers and sellers. You get an independent value built for your decision.

Full Interior or Desktop

Most loans need a full interior appraisal with a site visit. Some situations allow a desktop appraisal with no interior visit. Your lender decides which one is required.

What to Have Ready

  • Access to the whole home, including the attic and garage
  • A list of updates or repairs, with dates
  • HOA or condo details, if any
Questions

Frequently Asked Questions

Can I pick the appraiser for my mortgage?

No. The lender assigns the appraiser. You can order a private appraisal separately if you want one.

Can an appraisal help me remove PMI?

Often, yes. If your home has gained value, an appraisal may show you have enough equity. Check your lender's rules first.

How long does it take?

The visit is 30 to 60 minutes, and reports are typically ready in a few business days.

How much does it cost?

It depends on the home and the loan type, and it is disclosed up front.
